What is a manufactured home?
A manufactured home is a single-family house constructed entirely in a controlled factory environment, built to the federal Manufactured Home Construction and Safety Standards (better known as the HUD Code)
How does the monthly land lease fee at Liberty Manor work?
The residents of Liberty Manor purchase their manufactured home and pay a monthly fee to lease their lot.
What does the monthly land lease fee of $527 or $581 include?
Real Estate taxes, City utilities, Rubbish removal, Maintenance off all common grounds, Snow plowing of all streets, sidewalks and common areas and In-ground sprinklers on each lot. $527 is for an inside lot and $581 is for an outside lot.
Can the monthly fee change and by how much?
Yes, the monthly fee increases annually. We keep increases limited to the amount necessary to maintain high community standards and services that our residents demand.
What are fee increases based on?
Increases are based on the Consumer Price Index (CPI).
Am I responsible for yard maintenance and snow removal?
Yes. Residents are responsible for the proper care and maintenance of their leased lot. However, upon request Liberty Manor will provide residents with reasonable rates for lawn care and snow removal.
What is the age requirement to live in Liberty Manor?
At least one member of the household must be 55 years of age or older.
Can minor (under the age of 18) children come to visit?
Yes. However, there are some restrictions on the length of the visit.
Do the the homes at Liberty Manor have basements?
No. All of the homes in Liberty Manor are on cement slabs and the slabs are reinforced with steel.
May I have a shed in my yard?
Yes. However, sheds for each lot must be purchased through Liberty Manor in order to keep up with the reasonable aesthetic standards of the community.
Am I allowed to have a Pet at Liberty Manor?
Yes. Two domestic animals that may go outside the home that do not exceed a total of 75 pounds.
How are resale homes sold?
Residents can sell their homes by listing with Scarfo Real Estate, through an agent, or independently. In the case of an estate, the inheritor(s) may move into the home provided they meet all the applicable entry requirements or may sell the home to another qualified party.
